Smart Glass & Smart Film Installation in Irvine
Irvine was drawn on paper before it was built, and it shows in the glass. The villages are planned down to the setback, the lots are tighter than anywhere else in south Orange County, and the newest neighborhoods stack three-story homes a few feet apart with the biggest windows on the upper floors. Downtown, the city holds one of the largest office markets in the western United States — the Spectrum, the Irvine Business Complex by the airport, the research park beside UCI — nearly all of it built around glass partitions and full-height conference walls. Planned Villages, Close Neighbors
Irvine's master plan gave every village its own character, but it also gave most of them the same glass problem: houses built close together on purpose, with the living space and the largest windows on the second floor. In Northwood, Westpark, Oak Creek, Woodbury and Stonegate, a great room or primary suite looks across a side yard measured in feet into a window that looks straight back. The newer villages push it further. Portola Springs, Eastwood Village, Cypress Village and the Great Park Neighborhoods — Beacon Park, Cadence Park, Pavilion Park, Parasol Park, Rise and Solis Park — mix detached condos, paired homes and three-story rowhouses with balconies and decks that face each other across motor courts and paseos. The architecture is bright and open by design. It is also, after dark, a lit stage for the neighbors.
Switchable glass fits this housing better than anything invented for a bigger lot. Blinds and shades on a full-height window are a daily chore and a permanent clutter on a clean modern elevation; drapes swallow the light the home was designed to gather. Smart film on the interior face of the glass does neither. It disappears during the day, frosts to an even milky white on a wall switch at night, and because each pane sits on its own circuit, the side-facing windows can go private while the front and rear stay open. A second-floor bonus room that doubles as an office, a primary bath with a window over the tub, a stairwell window at the neighbor's eye level — these are the panes Irvine homeowners ask us about most, and they are all one-day retrofits on the glass already in the frame.
Woodbridge and the lakes Woodbridge is the exception that proves the rule. Its two man-made lakes, the lagoons and the greenbelts give the lakefront and channel homes something rare in Irvine: a real view, and a wide-open elevation to take it in. The trade is a public one. The lake paths, the docks and the beach clubs put walkers, paddleboards and the house across the water in the same sightline as your living room, all day, every day. A wall of switchable panels solves it without touching the view. Leave every pane clear until the path fills up or the lights come on, then frost the lower panels facing the water and keep the upper ones open to the sycamores and the sky. Turtle Rock, Shady Canyon and the hillside villages On the south side of the city, Turtle Rock, Turtle Ridge, Quail Hill, Laguna Altura and Shady Canyon climb into the San Joaquin Hills, and Orchard Hills does the same on the north side against the Loma Ridge. The lots are larger, the windows are bigger, and the glass faces west and southwest toward the coast, into an afternoon sun with nothing between it and your sofa. In the frosted state, PDLC film scatters that direct sun into soft, even light — the room stays bright, the glare is gone, and the west-facing wall is usable again from two in the afternoon until sunset. Both states block over 99 percent of UV, which is what actually fades the oak floors and the upholstery in a hillside home that faces the ocean all year. Switch clear again at dusk and the whole ridgeline comes back.
New Construction: Specify It Before the Drywall
Irvine builds more new homes than almost any city in California, and a large share of our Irvine conversations start with a buyer who is still in the builder's design center. That is the best moment to have them. When a home in the Great Park Neighborhoods, Portola Springs or Orchard Hills is still open framing, the low-voltage leads for switchable glass run inside the walls with the rest of the structured wiring, the transformer sits in a mechanical closet or the garage, and the controls tie into the same Lutron, Control4 or Savant system the builder is already pre-wiring. Nothing is exposed and nothing is retrofitted. For glass that is being ordered anyway — a primary-bath window, a wine room, an office pocket door, a full-height slider onto a courtyard — laminated smart glass goes into the window schedule as a standard unit with the switchable layer sealed inside, and any glazier sets it like ordinary glass.
We provide the panel specifications, wiring drawings and control details a buyer can hand to the builder's superintendent, or we come in during the window between close of escrow and move-in, when the house is empty and every wall is accessible. Owners who have already moved in are not too late — most of Irvine's new homes have flat, clear dual-pane glass that takes film perfectly — but the wiring is tidier and the cost is lower when the walls are still open.
Sliding walls and stacking doors Irvine's newer homes lean hard on the indoor-outdoor detail: a multi-panel slider or a folding wall opening the great room onto a small courtyard, sometimes on both floors. Those openings are the biggest glass in the house and the most exposed to the neighbors, and they are the ones where owners assume switchable glass cannot go. It can. We make the glass in an operable wall switchable, either with film applied to each panel in place or with laminated smart glass units fitted into the existing track system, with the leads routed through the panel edge so the door still slides and stacks. HOAs, Exteriors and the Irvine Rulebook
Almost every home in Irvine sits inside a homeowners association, and the associations here are specific about what the street sees: exterior window coverings, reflective films, anything that changes the neutral look of an elevation. Interior smart film changes nothing on the outside. It goes on the room-side face of the glass, it is clear from the street during the day, and at night it reads as a frosted window rather than a shade or a shutter — which is why film is the tool we reach for first in the villages with the strictest architectural guidelines. Where a project does involve replacing glazing, we put together the product sheets and the clear-and-frosted photographs the committee will want, and we handle that paperwork as part of the job rather than leaving it with the homeowner.
Bathrooms in a compact floor plan Irvine's floor plans put the primary bath on an exterior wall with a window over the tub or a glass shower screen facing a side yard, and on a tight lot that window is a few feet from the neighbor's. Fabric fails in that room faster than anywhere else in the house — steam warps the blinds and stains the shade — and a permanently frosted pane gives up the daylight for good. Smart film on the window is private on a switch and indifferent to steam. French doors, pocket offices and the room that works from home Irvine has one of the largest work-from-home populations in Southern California — the tech, biotech and finance employers along Jamboree and in the Spectrum let a lot of their people stay in the villages most of the week — and the home office here is usually a glass-doored den off the main living space, or a bonus room with a wall of windows at the top of the stairs. Both put the household in the webcam frame the moment a call starts. The Spectrum, the Business Complex and the Research Park
Irvine is a working city of more than 300,000 people and a much larger daytime population, and its office glass has the same two problems as its homes in a different setting. The Irvine Spectrum and the office corridors along Alton, Barranca and Laguna Canyon Road hold the tech and gaming campuses and a deep bench of professional-services firms; the Irvine Business Complex between the 405 and John Wayne Airport — Jamboree Road, Von Karman, MacArthur and Main Street — is the county's financial and legal center; and the University Research Park next to UCI is where the biotech and medical-device companies cluster. Nearly all of that space was built on an open plan with glass-fronted conference rooms, huddle rooms and executive offices, because transparency is the look the market wants. It is also the reason a boardroom cannot keep a secret.
Smart film resolves it without construction. The film goes on the existing partition glass, a wall switch or a remote frosts the conference room the moment the meeting starts, and the glass clears again when it ends — so the suite never takes on the closed-in look that permanent frosting creates, and the tenant never has to touch the building's glass. Installation on a typical conference-room suite is a day or two, scheduled after hours or over a weekend, coordinated with the property manager for access and contractor compliance. The medical corridor Sand Canyon Avenue between the 405 and the 5 has become one of the densest medical corridors in Orange County, with hospital campuses, specialty centers and the medical office buildings around them, and the university's new medical complex on the other side of the city has added a second cluster near Jamboree and Campus. The suites in between — dental, dermatology, fertility, physical therapy, imaging, outpatient surgery — live with the same standing conflict: glass keeps the bright, open feel patients prefer, and it works against the visual privacy that HIPAA physical safeguards require. Film resolves it room by room. Consult, exam and treatment glass frosts while a patient is in the room and clears between appointments, and because frosted is the unpowered state, a power interruption leaves the room private rather than exposed.
Older Irvine, Newer Windows
Not all of Irvine is new. University Park, Rancho San Joaquin, the Ranch, Walnut, El Camino Real, Deerfield and the original Woodbridge and Northwood homes date from the 1960s through the 1980s, and most have been through at least one round of window replacement since. The question we get most from those owners is whether the glass they have now can take film. Usually, yes: smooth, flat, clear dual-pane glass is exactly what the film is designed for, and it applies to the interior face without touching the frame, the seal or the exterior look. Single-pane, wavy, previously tinted or textured glass changes the answer, and some of those are better solved by replacing the pane before adding anything to it. For homes being remodeled — and the older villages see a steady stream of second-story additions and great-room openings — the better route is often laminated smart glass specified into the new window schedule, with the wiring run before the drywall goes back up. Either way, the honest rule of thumb is on the smart film page: if the glass is staying, film; if the glass is being replaced anyway, switchable glass.

The distance matters less than what happens when something changes. Every smart film panel and smart glass unit is custom-cut, wired and bench-tested in our own shop before it goes on the truck, so if a dimension is off or an opening turns out not to be square, we re-cut at our own bench instead of reordering from a supplier. We install with our own employees rather than subcontractors, we are licensed and insured in California, and every installation carries a one-year warranty.
Straight answers on cost Switchable glass is a premium product, but the entry point is lower than most people assume: a single small window usually starts around $1,500 fully installed and scales with glass area from there.
