Smart Glass Gable Windows in Irvine
Project Overview
This Irvine living room has a vaulted ceiling of white-painted beams and planks, and the whole back wall is glass: four sliding-door panels at floor level and, above them, four gable windows that climb with the pitch of the roof. Those upper windows are what make the room bright. They also sit level with the second story of the house next door, so from the sofa you look straight across at the neighbors' upstairs windows, and they look straight back. In 2026, our team solved that on the glass the house already had: what reads as smart glass gable windows in Irvine is switchable smart film (PDLC) custom-cut to all four out-of-square panes, 63 square feet in all, switching from clear to frosted on a handheld remote. The sliding doors below were left as they were, clear to the back garden.

The Problem: Odd-Shaped Windows Facing the House Next Door
Gable windows are hard to cover. These four sit high above the sliding doors, out of reach without a ladder, and none of them is a rectangle: each one has a top edge that runs up the slope of the roof, so the outer panes are tall trapezoids and the inner pair rise toward the ridge beam. Blinds and roller shades are made for square openings. On a sloped top edge they either leave a wedge of bare glass or need a specialty shade built to the angle, and then someone still has to reach it. Drapes would hang across the best light in the room. A permanently frosted or etched pane would solve the privacy problem by giving up the sky for good, when the neighbors' windows only matter some of the time.
Smart film is made for shapes like these. It is a thin PDLC (polymer-dispersed liquid crystal) layer applied to the face of the glass already in the frame, and because it is cut to the pane, it follows any outline: a trapezoid, a sloped top edge, an angle under a ridge. With power on, the crystals line up and the glass is clear. With power off, they scatter and the pane reads as a solid, even white that shapes do not carry through, while daylight keeps coming in. From the neighbors' upstairs windows, the gable wall becomes four bright white panes. Nothing hangs in front of the glass, and nothing has to be reached by hand.
Bright All Day, Private on a Remote
Most of the day the windows stay clear, and the room keeps the sky and the trees beyond the neighbor's roof. When the owners want the room to themselves, one press of the remote frosts all four panes at once, and another press brings the view back. The change is close to instant, as the videos show. A remote suits windows this high: no ladder, no pole, no cord to reach for. It is the same neighbor-facing privacy we built into a smart glass bathroom window in Newport Beach, a few exits down the 73, where a nine-lite steel window looked across at the neighbors' upper floor. Here the glass is a living-room gable, and the shape was as much of the problem as the view.
