Smart Glass Bathroom Window in Newport Beach

Project Overview

This master bath in Newport Beach is a long room with one wall of glass at the end of it. A walk-in marble shower runs down the left side behind frameless glass, a floating marble vanity with backlit mirrors runs down the right, and a freestanding tub sits centered under a full-height black steel window wall: three lites across, three high, nine in all. It is the best light in the house. It is also a few feet from the neighbors' upper floor, close enough to count the grasses in their planter boxes, which means anyone in that tub is in plain view of the windows across the way. The owners wanted to keep that view and still have privacy in the tub, with no blinds or curtains cutting the light. In September 2026 our team installed the fix on the window the room already had: what reads as a smart glass bathroom window in Newport Beach is switchable smart film (PDLC) applied to all nine existing lites, 102 square feet of glass in all, so the whole wall goes from clear to solid white from one handheld remote. The steel frame, the glass and the view all stayed exactly as they were.

Inside the Newport Beach Build

The Problem: A Tub Window a Few Feet From the Neighbors

The house next door is not down the street. Its upper floor sits just past a low wall and a row of planters, so close that from the tub you read its window frames and roof edge as clearly as your own. The window wall was drawn to pull sky and daylight into a room with no other big opening, and it does that beautifully. It also turns the tub into the most exposed seat in the house. The owners' ask was simple: keep the view, get privacy when they want it, and put nothing in front of the glass. Every conventional fix fails one of those: blinds or a roller shade on a nine-lite steel window mean hardware bolted to the frame and a shadow across the glass even when open, and an etched or permanently frosted pane deletes the sky forever to solve a problem that only exists some of the time.

Smart film keeps both. It is a thin PDLC (polymer-dispersed liquid crystal) layer applied to the face of the glass that is already in the frame. With power on, the crystals line up and the lite is clear; cut the power and they scatter, and the glass reads as a solid, even white that shapes do not carry through. Someone standing at the neighbors' window sees a bright white wall, nothing more, while daylight keeps passing into the room. Because the film goes on lite by lite, a divided window like this one is not a problem: each of the nine pieces is cut to its own pane and all nine are wired to switch together.

Frosted From the Tub, Clear for the Morning

Day to day the wall lives clear, and the room keeps the light that makes it work. The remote stays within reach of the tub, so the window can go white after the water is already running, without getting out to close anything. One more press in the morning and the sky is back. There is no wall switch to find; the remote is the whole control. The job took two days on site, and nothing new was bolted onto the steel or cut into the marble.
