Smart Film Front Door in Newport Beach
Project Overview
This Newport Beach home is entered down a long, skylit hall: pale oak floors, a slatted wood wall and white stone on one side, dark horizontal paneling and a built-in bench on the other. At the far end, the whole wall is glass. A tall black steel-frame front door and a full-height fixed side panel look straight out to the covered walkway, the stone columns and the street beyond. That view is the point of the hall, and it works both ways: anyone on the walkway can see the length of the house. In 2026, our team gave the owners a choice. We applied 107 square feet of switchable smart film (PDLC) to the existing glass of the door and side panel, so this smart film front door in Newport Beach goes from clear to a soft, milky white on a handheld remote, and back again.

A Glass Front Door That Shows the Whole House
Steel-frame glass doors are built to be looked through, and that is exactly the trouble at a front entry. This one faces a shared walkway and the street, so deliveries, guests and anyone passing could see straight down the hall. Covering it the usual ways would undo the design. Blinds or shades on a door rattle every time it opens, and on a thin steel frame there is nowhere tidy to mount them. Curtains would hide the steel work the owners chose the door for. Frosted or obscure glass would solve privacy for good, and turn the hall into a dead end the rest of the time.
Smart film takes a different route. It is a thin PDLC (polymer-dispersed liquid crystal) layer applied to the face of the glass already in the frame, which is why the same result is often called smart glass. With power on, the liquid crystals line up and the glass is clear. With power off, they scatter, and each lite reads as an even, milky white that hides shapes but still lets light through. Nothing is mounted on the door, nothing moves when it swings, and the steel frame looks the same as the day it went in.
Open View by Day, Private at a Press
Most of the time the door wall stays clear, and the hall keeps its long view out to the columns and the street. When someone comes to the door, or the house is lit at night, one press of the handheld remote on the owners’ Lutron smart switch system frosts the door and side panel together, and another press brings the view back. The video shows the switch at full speed. It is the same idea we used a few miles away on a smart glass bathroom window in Newport Beach, where a steel tub window faced a neighbor; here the glass is a front door, and the people on the other side are walking up to it.
