Project Overview

This smart glass bifold door in Studio City sits at the top of a staircase rather than at the back of a living room. The landing is the showpiece of the house — a coffered ceiling, a chandelier dropping through the stairwell, a run of white balustrade — and the three panels of the door set are the only daylight it has. They open onto a small second-floor deck under a pergola, and they look straight across a narrow side yard at the neighboring house and its upstairs windows. In 2026, Smart View retrofitted switchable smart glass film (PDLC) onto the glass already hanging in those panels, so all three turn from crystal clear to solid frosted on a handheld remote. Nothing came off its hinges and no glass was replaced.

Inside the Studio City Build

• One three-panel bifold set: the left leaf carries a lever handle and a multipoint lock and does the everyday traffic, while the middle and right panels are the folding pair — hinged to each other, with a small flush pull on the middle stile

• Applied to the existing door glass, worked from ladders on the landing with the doors still hanging in their frames
• Clear-to-frosted control on a handheld remote — all three panels switch together, with no new switch plate cut into the finished landing wall
• Hairline low-voltage leads cross the head of the door set, white on white and easy to miss unless you know to look for them
• Even, milky-white frost edge to edge; frosted, the panes still carry the pergola rafters outside as soft diagonal bands — daylight passing through, not stopping
• Handle, lock, hinges and fold hardware untouched — the traffic leaf still latches and the pair still folds back for the full opening
• Prep in the morning, film on the panes by mid-afternoon, the remote in the client’s hand the same day

The Problem: A Landing With Nowhere to Hide

Glazed doors at the top of a staircase earn their keep. They drop daylight into the middle of a house, they make a landing feel like a room instead of a corridor, and they put the deck one handle away from the bedrooms. What they cannot do is choose who is looking. Two houses on a Studio City street sit close enough that a second-floor deck faces a second-floor wall, and the same glass that carries the morning light also carries the sightline — both directions, all day, at the exact spot everyone in the house walks past between bedroom and bathroom.

Fabric is a worse answer here than it would be on a plain swinging door. A bifold does not swing open, it folds: the panels are hinged to each other and travel along the head track, so the pair concertinas back on itself and stacks to one side instead of sweeping into the room. A blind or curtain has to clear all of that movement, the rod would cross the one wall the chandelier is meant to light, and nobody wants a dust catcher hanging over a staircase you cannot set a ladder in. Etched glass or an adhesive frost solves the privacy once and forever, which also means giving up the deck view and dimming the brightest surface on the upper floor for good.

A retrofit avoided the trade entirely. Smart glass film is a thin PDLC (polymer-dispersed liquid crystal) layer bonded to the glass already sitting in the panel. With power on, the crystals line up and the pane is clear; with power off, they scatter and the glass reads as a solid, even frost that shapes do not carry through — someone on the deck is a soft shadow at most. Light still passes, so a frosted landing does not go dark; it stops being see-through, not bright. Folding doors take this well: the film goes onto the panes already in the frames, the hinge line and the head track are never touched, and the leads that feed each panel are routed to live with the fold instead of fighting it. No doors were ordered and no opening was disturbed.

Clear for the Stairwell, Frosted for the Deck

Most of the day the door set lives clear, and the landing keeps the borrowed daylight that made the staircase worth building. When someone is out on the deck, or the sun swings around to the neighbor’s wall, one press on the remote takes all three panels at once and the opening reads as a quiet white panel with the chandelier still lit in front of it. Another press hands the view back. The family uses the left leaf the way they always did — lever down, out to the deck, latched behind them — and the folding pair still opens the wall wide when they want the whole thing open; the glass simply stopped being a window into the neighbor’s house. A remote suits this spot better than a switch would: the wall beside the doors is finished paneling on a landing that gets looked at, and nobody wanted a new plate cut into it.
